ESTUDO SOBRE O IMPACTO DE VIZINHANÇA EM CIDADE DE MÉDIO PORTE

Abstract

This academic work analyzes the impact of medium-sized vertical
developments in densely populated areas in the northern region of Sorocaba, São Paulo.
The study focuses on the relationship between urban and environmental policies and
Neighborhood Impact reports as part of Brazilian legislation, notably the City Statute
(Law 10,257/2001) and the National Environmental Policy Law (NEPA). Sorocaba
regulates neighborhood impact studies based on Ordinary Law No. 8770/2007 and Decree
No. 22281/2016, which aim to evaluate the positive and negative effects of developments
in urban areas. The study identifies a series of demands to be considered, including
cultural heritage, natural environment, urban landscape, land use, urban mobility, among
others. A specific analysis is carried out on the project considering details such as location,
structure, accessibility and environmental impact. The project's land has soil
characteristics that require excavation to build an underground parking lot. The
construction model uses structural masonry and waterproofed slabs. The development
offers comprehensive and accessible infrastructure. Furthermore, the study contextualizes
the area and the region of Sorocaba, highlighting its infrastructure, residential expansion,
industrial zones, historical architecture and road infrastructure. This provides an overview
of the scenario in which the enterprise is located.
